Your Buyers Got the Keys.

Now Give Them the Knowledge.

HomeSettle provides post-possession home education for new homeowners — offered by forward-thinking realtors and builders as part of their client & warranty experience across Edmonton & Calgary.

Your biggest single purchase deserves understanding, not more services.

For most Canadians, a home isn't just their biggest purchase. It's the biggest financial decision they will ever make — full stop.

The average home in Canada now sells for over $700,000. It's the single largest purchase most Canadians will ever make — bigger than every car, every vacation, and every degree combined. It takes most families over a decade to save for it, and 25 years to pay it off. And the moment they finally get the keys? A stack of manuals and a five-minute walkthrough. That's not enough. Not for a $700,000 decision. Not for the biggest one you'll ever make.

Most homeowners don’t need more services. They need better systems understanding.

Realtors: Stay in the Story After the Sale Ends.

Most closing gifts collect dust. HomeSettle gives your buyers something they use for years — and every time they feel confident in their home, they remember who gave it to them. We accept a limited number of realtor partners each month to ensure every client receives the full HomeSettle experience.

Make HomeSettle Your Go-To Closing Gift Solution

How It Works

After possession, many homeowners feel unsure about things in their homes:

Is this normal? Should I be worried? Am I using my home correctly? Do I need to act — or just wait?

HomeSettle exists to answer those questions independently, calmly, clearly, and without pressure.

Your buyers are asking these questions — and calling you for answers you shouldn't have to provide.

HomeSettle handles that gap so you don't have to.

Why HomeSettle?

Preventive care costs far less than emergency repairs — and early guidance helps homeowners avoid thousands in unexpected expenses over time.

Understanding your home early helps reduce the risk of major system failures, water damage, and costly deferred maintenance.

Homes that are cared for proactively tend to retain more value and experience fewer surprise repairs as the years go on.

HomeSettle bridges the gap between move-in day and real confidence.

How HomeSettle Helps You

Home Education

We explain how modern homes work — air, heat, moisture, and pressure — so everyday changes make sense instead of causing stress.

Setup Guidance

We help you set up things like thermostats, ventilation, and humidity properly — based on how homes generally perform, not trial and error.

Decision Confidence

We help you understand when something is normal, when it’s worth watching, and when action may be needed — before you panic or spend money.

The education many homeowners wish they had from day one.

Our Approach

Calm. Independent. Educational.

HomeSettle is intentionally different.

We are not here to:

Coordinate move-ins

Manage repairs

Recommend contractors

Sell products

We are here to help you understand your home, so you can make confident decisions for your home.

Because we don't sell services, repairs, or products, your clients receive guidance they can genuinely trust. And they'll remember who gave them that gift.

HomeSettle helps you better understand & care for your home.

What Not Knowing Costs You

Most home damage happen quietly, over months, because nobody told the homeowner what to watch for.

🌡️ Heat lost to over-ventilating Running your ventilation system more than your home actually needs doesn't just cost comfort — it costs you every time your furnace kicks back in.

💧 Mold growing in basements nobody's measuring Most people assume mold means a flood or a leak. The real trigger is quieter than that — and most homeowners have no idea what their actual number is.

🚗 Driveways destroyed by a missed sealing schedule most homeowners have never heard of, skipped one season too many.

🚿 Water leaks with no early warning The kind of damage that's invisible until it isn't — and there's a simple way to know before it starts.

❄️ Burst pipes from taps left on too late in the season One 30-second task, forgotten, and the rest writes itself.

🚪 Drafts from doors and windows nobody checked A gap you can't see costing you money you can. ...and much more. Every home has its own blind spots. These are just the ones we see most often.

Every one of these is preventable — and every one of these is something we walk you through, room by room, before it becomes a problem instead of after.

From possession day to confident homeownership.

Frequently Asked Questions

Here are answers to common questions about HomeSettle, how our education experiences work & what to expect.

What is HomeSettle?

HomeSettle provides post-possession homeowner education. We help homeowners understand how their home works, what’s normal, and how to make confident decisions over time — without overwhelm or sales pressure.

Is HomeSettle a home inspection?

No —  An inspector checks for defects before you buy. HomeSettle comes after you've moved in and explains how your specific home's systems work, so you understand what's normal and what's worth watching — much like an energy advisor walks you through your home's performance rather than pass/failing it.

What's the turnaround time after a client books?

Sessions are typically scheduled within 5-7 business days of booking. We work around your client's possession timeline to ensure the session happens when it's most useful — within the first few weeks after move-in.

Do you offer bulk packages for high-volume realtors?

Yes. Our Realtor Starter Pack (5 sessions) and Annual Partner program are designed specifically for realtors who want to offer HomeSettle consistently across their client base.

Can HomeSettle be white-labelled under my brokerage name?

Yes. Our Annual Partner program includes branded materials and communications aligned to your brokerage. Ask us about partner branding when you book your consultation.

How do I offer HomeSettle as a closing gift to my clients?

Simply book a Gift Complete session for your buyer at the time of possession. We handle everything from there — scheduling, the session itself, and the written summary. You receive confirmation when it's complete.

Do you fix problems or manage repairs?

No. We do not perform repairs, manage projects, or coordinate contractors. HomeSettle helps you understand what you’re seeing so you can decide how to move forward.

What’s the difference between Essential and Complete?

Essential focuses on how homes generally work and what’s normal.
Complete goes deeper into how your specific home behaves and why.

Is Home Confidence required?

No. Home Confidence is optional. Some homeowners use it during seasonal changes or decision points, while others only need one education experience.

Do I need ongoing support every month?

Not necessarily. Many homeowners use Home Confidence as needed and pause when things feel settled. There’s no long-term commitment.

Do you recommend contractors or products?

No. HomeSettle is intentionally independent. We do not recommend contractors or sell products so our guidance remains neutral and unbiased.

Can HomeSettle be gifted?

Yes. HomeSettle experiences are often chosen as thoughtful closing or housewarming gifts by realtors, builders, family, and friends.

Is HomeSettle only for new homes?

No. While many clients are new homeowners, HomeSettle is helpful for anyone who wants a clearer understanding of how their home works.

What areas do you serve?

Currently, HomeSettle serves Edmonton, Calgary and surrounding areas. Some education offerings may expand digitally over time.
